The good news is that our Pawleys Island Real Estate market continues to remain active. This positive news is encouraging but we understand that it’s a tough to decide when to make a move as big as selling a property. Sellers in our market are actually making an informed choice to sell based on OPPORTUNITY vs. making decisions based on NEED. There are 3 types of sales happening in our market. CONVENTIONAL SELLERS, SHORT-SALES, and BANK OWNED FORECLOSURES. Contrary to what some observers of the market may feel, the majority of owners in our market who are our conventional sellers are not distressed sales and they are NOT selling because they HAVE to. In fact, most conventional sellers right now, can keep their properties, they have simply chosen a different plan based on NEW goals. Short sales will always be out there but the bank owned properties are becoming fewer and fewer in Pawleys Island.  we would suggest sweeping up a few of them for future investments because there are plenty out there that are in the low $100,000’s.  It’s time to “pull the trigger” before it’s too late!
